I just listed 591 Grand Ave in Leonia for sale. This is a 3 bedroom, 1.5 bath side hall colonial home. It’s asking price is $459,000 and I hope to see you this Sunday at the open house.
While on a major busy street, 591 Grand Ave is set above street level. As a result, traffic sounds are not on top of you. The house has a private ambiance and nice rear yard.
Leonia as a location is a definite plus too. Let’s look at both this house and the town of Leonia NJ.
591 Grand Ave
Side hall colonials give you an open feeling when you walk in the door. That’s because the bedroom stairs up are alongside an exterior wall. This creates a big, open living room that greets you as you walk inside.
Ceilings are high too owing to it’s 1951 construction date. You get a nice, comfortable living space as a result.
The basement is finished with a tiled floors and nice ceiling height. It’s tough to see that now because the rec room is filled with boxes.
The floor plan is exactly what you’d expect. The main level has a large living room, formal dining room and updated long aisle kitchen plus a half bath. Upstairs you have 3 good sized bedrooms and a main bath. Downstairs is a rec room, laundry plus storage and utility areas. Heat is gas fueled forced air with central air added on. It’s a very comfortable home with more space inside than you’d expect.
Leonia NJ
Leonia homes for sale are always in demand. It doesn’t matter if the market is up or down, Leonia real estate is highly sought after. Why? The answer is location, ambiance and schools.
Location
Commuting to New York City is so easy. You are literally at the George Washington Bridge entrance when you get to the top of Fort Lee Road. It’s no more than a 10 minute drive to the GW Bridge from any part of town. NYC express bus commuting takes you to mid town Manhattan in less than an hour. New Jersey Transit has Turnpike express buses on Broad Ave and Grand Ave.
Do you need to hop on a highway? Leonia is within a 10 minute drive to local and interstate highways. Newark Liberty Airport is only a half hour drive away. I can’t think of a more convenient location.
Ambiance
Leonia is a very quiet and quaint town while on top of Manhattan and major highways. It has a wonderfully intimate ambiance with it’s heavily treed streets and magnificent early 20th century architecture. If you’re looking for Small Town America, this is it.
People live here for generations. Demographics have changed over the years with a more international flavor. These recent newcomers become “Leonians” quickly creating a homogenous mix of many cultures. Leonia NJ is simply a very cool town.
Small is an understatement with approximately 1.6 square miles and about 9,000 people. There’s a lot of civic pride here too. Leonia Day is a celebration of the town with thousands turning out for it. It happens to be this coming Sunday, May 15th, in Wood Park. In addition to all the planned events, you’ll see years of high school classes represented going back decades.
Schools
People come to Bergen County for our excellent school districts. Leonia is among the best with high scores on the New Jersey School Performance Report. You’ll find average SAT scores near or just over 600. This is among the highest in Bergen County. Leonia Schools have always been a source of pride for it’s residents.
591 Grand Ave has a lot going for it. It’s a really nice home in a terrific town with a great commute and excellent schools. It checks all the boxes. It has an entry level price simply because it needs some cosmetics and it’s on a busy street. However that’s a small price to pay to get into a town like Leonia NJ at an affordable level.
